Local Law No. 4 of 2023, adopted December 11, 2023, clarifies that residential, commercial, or mixed-uses are permitted on a single lot in the Neighborhood Mixed Use (NMU) District. The Board adopted a Negative Declaration finding no significant adverse environmental impacts.[14]

Gateway Business District — Creation and Zoning Map Amendment
Local Law No. 2 of 2022, adopted February 14, 2022, amends the Official Zoning Map of the Village of Red Hook to create the Gateway Business District (GWB) and makes other associated changes. The Board adopted a Negative Declaration finding no significant adverse environmental impacts and overrode the recommendations of the Dutchess County Department of Planning and Development.[12]
Zoning Map Typographical Corrections — Local Law 3 of 2022
Local Law No. 3 of 2022, adopted July 11, 2022, corrects typographical errors on the Official Zoning Map with respect to certain tax parcel numbers and provides a definition for the use of "salesroom or shops of a builder, contractor or artisan" already permitted in the Gateway Business District.[13]

Official Zoning Map — Local Law 4 of 2016 Amendment
The Official Zoning Map of the Village of Red Hook was amended by Local Law No. 4 of 2016, adopted September 12, 2016. The Board adopted a Negative Declaration finding no significant adverse environmental impacts and directed the Village Clerk to file the local law with the New York State Secretary of State.[8]

Site Plan Review Decision Timeline
Under Village Zoning Code Section 200-16B(2)(b), the Planning Board must render a decision on a site plan application within 62 days of the close of the public hearing, or within 62 days of deeming the application complete if no public hearing is held. The timeline may be extended by mutual consent of the applicant and the Board. An application is not deemed complete until a negative declaration or an accepted Draft Environmental Impact Statement (DEIS) has been issued by the lead agency.[6]
Site Plan Review — Public Hearing Notice Requirements
If the Planning Board elects to hold a public hearing on a site plan application, it shall mail notice to the applicant and adjoining property owners at least ten days prior to the hearing and publish notice in a newspaper of general circulation in the Village at least five days prior to the hearing. The decision shall be filed in the office of the Village Clerk within five business days after the decision is rendered, and a copy mailed to the applicant.[6]
Drive-Through Setback Requirement
Drive-through facilities (Section 8) shall be located a minimum of 50 feet from a street or intersection of streets, with measurement beginning at the right-of-way.[7]

Zoning lots A, B, and C on Firehouse Lane are classified in the NMU (Neighborhood Mixed Use) zone. LC line revisions include a wetland overlay map reference for future consideration.[3]

The official zoning map of the Village of Red Hook is the revised map dated October 4, 2012, approved to align zoning districts with existing property boundary lines. The map is filed in the Office of the Village Clerk, and the original October 4, 2010 Negative Declaration is reaffirmed.[4]

Zoning Review Committee — 2017 Trustee Appointments (Preliminary)
Trustees Trapp and Kovalchik were appointed as Village members on the Zoning Review Committee in November 2017, along with a GBD property owner to be named. Superseded by the formal establishment of the ZRC with named membership in December 2017.[9]
Zoning Review Committee — Six-Month Moratorium Mandate
The ZRC was established in December 2017 to craft zoning regulations within the six-month moratorium on automotive service station expansion and building demolition in the General Business District, expiring approximately June 11, 2018.
