  1. the variance requested will not produce an undesirable change to the character of the neighborhood or a detriment to nearby properties
  2. the needs of the applicant cannot be achieved by other than an area variance, because the addition cannot be placed elsewhere on the lot without a variance
  3. the requested variance is substantial
  4. the requested variance will not affect the physical or environmental conditions in the neighborhood; effects will be minimal and could improve the visual characteristics of the neighborhood
  5. the hardship for which the variance is sought to rectify was self-created
  6. the variance being sought is the minimum variance to meet the needs of the applicant
  7. an area variance is granted to permit construction of a two-story addition 35 feet 7 inches from the front property line, with the condition that vegetative screening be installed to hide the gabion wall on Yantz Road and that the exterior appearance be modified to a more rural character with muted colors
