  2. the variance to allow the additional 50 seats would result in a disproportionate detriment to nearby neighbors compared to the benefit to the Applicant
  3. the requested variance would change the character and use of the site from a 30-seat restaurant to a more intensive commercial use
  4. the additional seating would enable excess noise and car traffic during night time hours
  5. the benefit sought by the Applicant can be achieved by other means, including operating a 30-seat restaurant as already permitted
  6. the requested variance is substantial, representing a 167% increase in seating
  7. the alleged difficulty is not self-created
