RESOLVED

  1. grant the area variance for a 45-foot front yard setback with the structure positioned no closer than 80 feet to the centerline of Annandale Road

  • WHEREAS, the applicant demonstrated that the area behind the structure is wooded and not visible from the Hudson River
  • WHEREAS, cutting into a wooded, swampy area would be required to meet the 200-foot setback requirement
  • WHEREAS, the requested variance is consistent with setbacks of nearby structures including the Chapel (40 feet), Campus Center (111 feet), and Village Dorm (150-160 feet)
  • WHEREAS, the rear area of the structure will be located adjacent to the existing tree line
