- the Applicant's needs cannot be achieved by other means than an Area Variance, since they would have to cut into a wooded, swampy area to meet the 200 foot front yard setback requirement

- the granting of the Area Variance will not negatively impact physical and environmental conditions in the neighborhood
- the Applicant's hardship is not self-created
