RESOLVED

  1. The Board grants the three area variances requested by JK Curthoys Designs Inc., representing property owners Katherine and Michael Mazza, to construct an 18' x 20' detached garage at 133 Country Club Drive, Town of Red Hook, with a front yard setback of 38 feet from the center line of the road, a side yard setback of 10 feet, and a lot coverage of 17% (2008 square feet), based on the finding that the variance is in conformance with neighboring non-compliant structures, the neighborhood's pre-zoning history as seasonal cabin lots, and the practical constraints imposed by existing site conditions including septic system and stone wall placement.
