  1. The requested front yard setback variance is granted, allowing placement of the proposed garage 35 feet from the front property line instead of the required 60 feet.
  2. The requested maximum lot coverage variance is granted, allowing maximum building coverage of 11% and minimum open space of 72% instead of the permitted 7% coverage and 80% open space.
