- The requested variance is not substantial under the circumstances of the structure being in place for 30 years
- The requested variance will not affect the physical or environmental conditions in the neighborhood
- The hardship for which the variance is sought was not self-created
- The variance being granted is the minimum variance to meet the needs of the applicant, as neither the existing building nor the lot line can be moved
- The area variance is hereby granted
